The department operates under the direction of our Managing Director and is actively involved in both preventative maintenance and reactive projects, including those requiring immediate attention. With a dedicated team of skilled staff and craftspeople, this team complements our larger works team and provides our clients with a comprehensive, all-in-one solution.

For our clients that have a cluster of buildings and landmarks within their remit we produce a routine maintenance package.  At each planned maintenance site visit, we undertake all activities detailed in the routine maintenance prief and produce a comprehensive report outlining the condition of each building or landmark and include digital photographs showing any problems and defects. This report is then sent to the Estate Officer summarising any issues identified, highlighting areas requiring attention, and provides an overview of the building, landmark or site’s overall condition. This approach ensures clear communication and provides an accurate, up-to-date record of the site’s maintenance status, supporting effective decision-making and budget planning.

Where possible, to ensure continuity of service throughout the contract, the same Special Works team members will undertake all routine maintenance visits to support a consistent and collaborative relationship with the Estate Officer.  Regular interactions allow us to build a deep understanding of the building or site’s unique characteristics, ongoing needs and long-term conservation goals. This continuity ensures clear communication, streamlined decision-making, and a proactive approach to maintenance, as we anticipate and address issues based on an established knowledge of the site.

Our Special Works Team is also equipped to respond swiftly and effectively to emergency situations, such as graffiti removal, vandalism and trip hazards in public places.  We understand the urgency and sensitivity required in these cases and our experts restore damaged areas with precision, ensuring repairs blend seamlessly with the original structure. With a focus on minimising disruption and safeguarding the long-term preservation of the building or site, our Special Works Team provides peace of mind to clients facing unexpected challenges.

“They’re an excellent team to work with, not least on the kinds of projects where you don’t know what kind of problems you’ll uncover as you go.  They’re experienced and flexible enough to cope with the unexpected – calmly and in a professional way.  They’re also extraordinarily nice people to work with, which in my book counts for a lot”.
